The affiliate program is designed to reward individuals who recommend potential clients to purchase real estate through licensed professionals (third parties). The purpose of the Rules is to provide transparent, understandable and safe conditions for all parties.

2.1. The Partners are not real estate brokers/agents, legal, financial or investment consultants and do not represent the Company. 2.2. The Partner performs exclusively a referral function: informs and directs a potential client through the Platform's tools (including a personal link/form). 2.3. All consultations on facilities, negotiations, legal review, preparation of documents, support and execution of transactions are carried out exclusively by licensed third parties (agencies, developers, lawyers, etc.). The Company may interact with such third parties as the Platform operator and/or marketing partner, but does not provide brokerage services. 2.4. The Partner is prohibited from: • accepting money/advances/deposits/payments from clients; • promising guaranteed income, profit, "exact percentages" of profitability or fixed results; • acting on behalf of the Company, claiming to be an employee of the Company or a "representative" of the Company; • providing legal, tax, financial or investment services consultations; • use misleading advertising/language.

3.1. The Platform is the ONLYBROKERS website, personal account and/or software services. 3.2. The Company is a legal entity that owns and operates the ONLYBROKERS Platform and does not carry out brokerage activities. 3.3. Partner is an individual who has been admitted by the Company to participate in the Program and has received access to referral attraction tools. 3.4. Client is a person who: (a) clicked on a Partner's referral link and/or submitted a request through the Platform's form/channel recorded by the system; and (b) made a purchase of real estate through a licensed specialist (third party). 3.5. Referral partner (1st level) — a partner personally invited by another Partner in the Platform system (only the first level). 3.6. Marketing remuneration — remuneration for referral attraction / marketing assistance, paid upon fulfillment of the terms of the Rules. Any mention of "commission" (if any) should be understood solely as a marketing reward and not as a brokerage commission.

4.1. The Program is exclusively for referral purposes. 4.2. The Partner does not provide brokerage, legal, financial or investment services. 4.3. The Program is not an employment, a contract for the provision of services in the state, a part-time job, MLM or a multi-level system. 4.4. The program provides only 1 level of referral reward (the first level). Additional levels are not allowed.

5.1. Basic conditions (unless otherwise specified for a specific project/facility in the Platform): • The partner receives 3% of the cost of the facility for personal clients; • The Partner receives 1% for transactions of first-level partners whom he personally invited. 5.1.1. The period for receiving remuneration depends on the rules of the developer and the specific transaction, but in any case it cannot exceed 12 months from the date of accrual. After this period, unclaimed funds will be cancelled. 5.2. Rates/conditions may vary depending on the project, developer, country, type of facility and other parameters. In this case, the rates/conditions specified in the Platform for the relevant project/transaction will apply. 5.3. Remuneration is calculated: • based on the price of the object specified in the purchase agreement (or other supporting document); and • only within the limits of the remuneration actually received by the Company from the developer / third party, if the payment to the Partner depends on such actual receipt. 5.4. The Partner's right to remuneration arises only upon simultaneous fulfillment of the following conditions: • the transaction is fully completed and documented; • The company actually received its remuneration (if applicable according to the settlement model); • The Partner has not violated these Rules; • The Client was not previously registered in the system (or assigned to another Partner) before the Platform was fixed by the system. 5.5. The Company has the right to change the terms of remuneration for future transactions by publishing updates on the Platform and/or notifying via electronic channels.

6.1. The client's pinning is determined by the tracking data of the Platform (referral link, form, other acceptable channels recorded by the system). System fixation takes priority. 6.2. The Company has the right to reject or change the client's pin if: • duplicates, errors, incorrect/incomplete data are revealed; • the client was already in the database before being fixed by the Partner's link; • there are signs of fraud/abuse; • these Rules or applicable law are violated. 6.3. The company may request confirmation of the source of the attraction (screenshots, correspondence, advertising campaign tags, etc.), if necessary to resolve the dispute. The final decision is made by the Company in good faith based on the Platform data and available confirmations.

7.1. Remuneration is paid when: • the transaction is closed; • The Company has received funds/remuneration from third parties (if applicable); • the conditions of Section 5 are fulfilled; • no violations on the part of the Partner have been identified. 7.2. The terms and method of payment may depend on the terms of settlements with the developer/third parties, banking procedures, currency control and compliance. 7.3. The Company has the right to request identification and compliance documents from the Partner (KYC/AML/sanctions checks). The Company has the right to suspend payment until the necessary documents are provided. 7.4. The partner independently complies with the tax laws of their country/jurisdiction, declares income and pays taxes. 7.5. Delay/non-payment by the developer/third parties: if for any reason the developer (or other third party) delays payment, refuses to pay, disputes or does not pay remuneration to the Company, the Company is not responsible for such delays/ non-payments and for their consequences for the Partner. At the same time, the Company undertakes to make reasonable efforts to resolve the issue with the developer/ third party and, if possible, inform the Partner about the status.

8.1. Use the Company's Platform and materials in good faith and legally. 8.2. Do not accept money from clients and do not participate in settlements. 8.3. Do not impersonate a broker, agent, Company employee, or lawyer. 8.4. Do not promise guarantees of results, profitability, discounts or "exact conditions" if they are not confirmed in the Platform/official materials. 8.5. Transfer clients only through authorized channels of the Platform. 8.6. Respect the confidentiality of customer and partner data. 8.7. Comply with applicable laws, including advertising standards, personal data protection, and prohibitions on unfair marketing. 8.8. Obtain the client's consent to transfer his contact information (where required by law) and confirm that the client has consented to data processing and communication by licensed specialists.

9.1. Register fake clients, use other people's contacts without consent, create duplicates for interception. 9.1.1. The Partner is prohibited from creating, using or controlling more than one account on the Platform. It is prohibited to use linked accounts within the same family, between spouses, relatives, affiliated persons, as well as any related persons or groups of persons, if the purpose of such actions is to receive a total marketing reward for one or more transactions. 9.1.2. The Company has the right to independently determine the fact of the connection of accounts based on technical, behavioral, financial and other signs, including, but not limited to: IP addresses, devices, payment data, behavioral patterns, data matching or other indirect signs. Upon detection of these violations, all linked accounts are subject to immediate blocking without prior notice, and marketing rewards for the relevant transactions are canceled and are not subject to accrual or payment. 9.1.3. Before accruing or paying any marketing remuneration, the Company has the right to check accounts on a mandatory basis for communication with other accounts, affiliated persons or family members. If such links are identified, remuneration may be suspended or cancelled until the audit is completed. 9.1.4. In case of blocking or cancellation of marketing remuneration due to violation of these Rules, the specified funds will not be appropriated by the Company. The blocked reward is subject to random distribution among other Platform partners not related to the violation, or redistributed within the partner system at the discretion of the Company. 9.2. Manipulate tracking, use bots, fraud, forgery of documents. 9.3. Publish misleading advertisements, issue unconfirmed promises / conditions. 9.4. Use the Company's brand/name/logo without written consent, except as expressly permitted by the Company. 9.5. Use the Platform for illegal activities or circumvention of the Rules.

10.1. Approve, restrict or terminate the Partner's access to the Program. 10.2. Reassign/reject clients in case of violations, duplicates or fraud. 10.3. Refuse to charge/pay remuneration in case of violation of the Rules. 10.4. Change the Rules by publishing an updated version on the Platform. 10.5. Suspend payments for compliance, fraud investigation, or as required by law/the bank.

11.1. The Partner is responsible for their statements, advertisements, content and actions. 11.2. The Company is not responsible for: • personal promises/guarantees of the Partner; • decisions of the client/Partner's decisions based on their own assessment; • actions/omissions of third parties (developers, agencies, banks, etc.), unless otherwise provided by mandatory legal norms. 11.3. To the maximum extent permitted by law, the Company's liability to the Partner is limited to the amount of remuneration actually accrued but not paid, if the obligation to pay is proven.

12.1. The Company is not a bank, financial institution, escrow service, payment agent or brokerage house. 12.2. The Company does not guarantee the fulfillment of obligations by third parties. 12.3. The Partner independently assesses the risks of participating in the Program and undertakes to comply with the laws of their jurisdiction.

13.1. The Partner has the right to terminate participation by notifying the Company through the Platform or an available communication channel. 13.2. The Company has the right to terminate the Partner's participation in case of violation of the Rules, fraud/abuse, misleading advertising, leakage of confidential information or illegal use of the Platform. 13.3. Transactions closed prior to termination of participation are payable only if the conditions of Section 5 are met, there are no violations and there are no compliance/legal restrictions on payment.

Registration, confirmation of consent (check mark/ button) and/or use of the Platform means full and unconditional agreement with the Rules and recognition of the Partner's status as an independent person, not an employee of the Company.

15.1. These Rules are governed by the laws of the United Arab Emirates. 15.2. Disputes are subject to consideration in the competent courts of the relevant jurisdiction of the UAE, unless otherwise provided by mandatory rules. 15.3. If there are versions in different languages, the version specified by the Company in the Platform may take precedence (recommended: English).

16.1. Force Majeure: the parties are released from liability for delays/non-fulfillment due to circumstances beyond reasonable control (sanctions, bank failures, regulatory prohibitions, wars, natural disasters, massive communication failures, etc.). 16.2. Validity of the provisions: if part of the Rules is declared invalid, the remaining provisions remain in force. 16.3. Updates: The current version of the Rules is published on the Platform and applied to future transactions/transactions.
